A large international company that manufactures and distributes swimming pool technology equipment and chemicals is leasing a building from an international insurance company with a vast real estate portfolio, located along the M0 ring road around Budapest. The existing building was designed by architect György Stocker in 2006, and I was commissioned to expand it with a hazardous materials warehouse in 2024. We completed the industrial safety licensing for the Seveso lower threshold classified facility in 2024, but the building permit process has not yet started. The management of the client and the developer, which are international companies, became somewhat uncertain regarding the investment needs that underpin the design before the detailed design phase. The project is controversial... the client wants the new building to receive a BREEAM certification, but the existing building does not meet environmental standards at all... there are not enough offices in the existing building, but office development was not included in the design program... the area between the building and the highway is designated as forest in the zoning plan, but there isn't a single tree in the several-kilometer-long strip...
